Common-area cleaning for owners corporations from Bondi and Bronte through to Randwick, Kensington and Bondi Junction. Housing stock in the east ranges from 1930s art-deco walk-ups to modern lift buildings, and each needs a different approach, so every scope starts with a walk through your building.

The same weekly checklist does not suit both a terrazzo-floored walk-up in North Bondi and a twelve-storey block in Bondi Junction. Here is how the scope usually differs across the three main building types in the Eastern Suburbs.
Bondi, Bellevue Hill and Randwick have many 1930s blocks with original terrazzo or encaustic-tile entries, timber stair rails and leadlight glass. These finishes do not suit harsh chemicals or abrasive pads. We use pH-neutral cleaners on terrazzo and tiles, damp-dust timber, and point out any loose or cracked tiles to the committee rather than scrubbing over them.
The three-storey brick blocks common in Kensington, Kingsford and Maroubra usually have open stairwells, a shared laundry and a driveway down to garages at the back. The work is mostly sweeping the stairs and landings, cobweb removal, laundry wipe-downs and keeping the driveway and garage area clear of leaves and rubbish.
Bondi Junction, Rose Bay and the main roads through Randwick have newer apartment buildings with lifts, basement parking, secure bin rooms and sometimes a pool. These follow a more structured scope: lift cars, stainless steel and glass on each visit, car park sweeping on a rotation, and amenities on their own task list.
Many smaller blocks in the east are self-managed, and the secretary or treasurer is the contact. Larger buildings usually have a managing agent. Either way, the scope is written down, invoices are issued to the owners corporation, and the agreement runs month to month, so the committee can review it at any AGM without a lock-in period.
Coastal blocks closer to the beach have their own sand and salt problems; our Coogee strata cleaning page covers those. For shops and offices in the same suburbs, see commercial cleaning in the Eastern Suburbs.
Yes, as routine maintenance. Original terrazzo and tiled entries are cleaned with pH-neutral products and soft equipment. Restoration work such as grinding, sealing or replacing tiles is a specialist trade, so we tell the committee if a floor needs it rather than attempting it.
It can be. Many Eastern Suburbs blocks have steep, narrow driveways that collect leaf litter and runoff. Sweeping the driveway, clearing the garage forecourt and checking that drains are not blocked by debris can be written into the scope at whatever frequency suits.
Smaller self-managed blocks often just want a short note after each visit about anything that needs attention. Buildings with a managing agent usually want issues sent to the agent. We agree the format at the start, and the written scope is there so the committee can check what each visit covers.
Price depends on the building type, number of stairwells or lifts, outdoor areas and visit frequency. We do a free site walkthrough, then send a written scope with a fixed price. Agreements are month to month with no lock-in, and our police-checked cleaners are insured.
We will look at the entry, stairs, driveway and bin area with you, then send a written scope and fixed price.
